Our Lovely Home At 118 Boardwalk Drive

This has been our home since literally Day 1 in the Woodbine Park community.  Sally and I walked in the door to the sales centre at Woodbine and Queen at 5:15 pm, 15 minutes before the doors officially opened, so we could get the most southerly (at the time) lot.

When we moved in in October of 1998 we had a perfectly clear view of the lake... for about three months.  Then more homes were built all around us.  That process continued for the next 4-5 years as the project was built out including condo buildings along Queen and two on Boardwalk backing onto Lakeshore.  The final townhouses and semis are now being built along Woodbine and Lakeshore.

118 Boardwalk has been a tremendous home for our family.  Our son Rylie was about 6 years old when we moved in and our dog didn't even exist :).  We've had lots of great family dinners, get togethers with friends and BBQ's in the back yard with clients.

Now however it's time to move on.  Rylie just has 2 years of high school left and we're building the cottage of our dreams up on Stoney Lake north-east of Peterborough and Lakefield.  We used to have our real estate Team working from our basement but in 2006 we moved to our new office on Kingston Road just east of Woodbine.

Sally used her considerable design skills to renovate much of the house in the past two years.  We have completely new kitchen cabinets and granite countertops, new hardwood flooring and many other upgrades (see LIST of Upgrades/Improvements).

Since we were one of the first dozen families to move in to the neighbourhood, we were able to get several concessions from the builder that no one else was able to.  Our basement has a rear walk-out to the backyard and is completely finished with large 2-piece bath (easily remodeled to a 4-piece if required) and a cold room (another rarity no other Woodbine Park homeowner has)!  This area is perfect for a family rec room, as a home office or as a nanny quarters or inlaw suite.

The three main floors have a total of 2,465 sq ft of living space.

Living In Woodbine Park... A Mix Of Old Style Architecture & New Construction In A Terrific Location

Our neighbourhood is located in the east end of Toronto, in the city's popular Beaches neighbourhood.

Woodbine Park was created on the site of a former race track and represents the very best of city living, combining new houses and condos with all the services offered in an established, vibrant Toronto community.

The Beaches is Toronto's only neighbourhood not cut off from the lakefront by towering high rises, or busy roadways, and residents make the most of it.

You'll find a lot of dog owners, outdoor enthusiasts and nature lovers in this community. Residents range from the very young to very old, from new "Beachers" to long, long-time residents. Many Beachers are extremely loyal to their community and have lived here all of their lives, not to mention their parents and grandparents before them.

Located just 30 minutes to the downtown core by streetcar, or 10 minutes by car, Woodbine Park is in a fantastic location that's close to many workplaces, yet far from the concrete and high rises of downtown.

It's terrific for walking or jogging with a several kilometer boardwalk stretching along the shoreline of the lake. Many people enjoy this natural beauty winter OR summer!

A popular place for events, the Beaches hosts a yearly International Jazz Festival in July, many charity runs, an Easter Parade, two major concerts on Canada Day and Labour Day and much, much more.
